Job Description :

We are looking for enterprising and dynamic young men and women interested to work in Real Estate sector (Fluency in English, Hindi, Marathi is essential)
1.  Real Estate/Civil/revenue/Property laws: Proper understanding and application in all such related matter Cases.  a) Drafting of  various Agreements such as  Conveyance deed, ,Deeds like MOFA Agreement, MOU, vetted Agreement to sell, Vetted BMC Agreements, vetted Leave and license Agreement to Assign T.D.R( F.S.I) Sale of TDR, Tender Documents and such other documents for proper transfer of property and ownership rights. b) Drafting of partnership Deed, Retirement Deed, Dissolution of Partnership Firm, Power of Attorney, Mortgage  deed, Release Deed, Society Conveyance Deed, Deemed  Conveyance, Apartment Deeds, Declaration Deed ,Formation , Registration  of Partnership firm ,  c)  Drafting Declaration cum Undertaking, Joint-Venture, Supplemental Agreement, Leave and License Agreements, Deed of Release, Gift, Mortgage, etc
2.  Plaints/Suits Drafting:  a) Plaints/preparing suits, Complaints, Writ petitions, ,written statements, counters/objections.  b) Issue Legal Notices and replies to legal notices in various issues.  c)  Draft legal documents such as  appeals, wills and other legal forms, Search Report, Public Notices, Affidavits, etc. To draft/Vet the Affidavits/Chamber Summons/Notice of Motions/Replies etc
3.  Drafting Regarding Companies Act:-  a) Memorandum of Association of company, regulations, Drafting Commercial   claims and counselling Labour litigations. Labour Contracts & Contractors. Employment agreements and appointment letters etc
4.  Court/ other authorities : a) Handling, Monitoring & Maintaining MIS of all Cases, litigation Agreement, and update the management  on weekly basis. b) To represent and follow up cases in court and before various other authorities. To attend & follow up in Civil & Criminal Court cases.  c)  Court Liasoning work such as filing, issue processes etc. d) Registration works at Sub Registrar Offices e) Scrutinize & check each and every legal documents regarding in each and every transaction
5.  Knowledge of RERA matters.
6.  Conducting title diligence of land parcels, understanding and evaluating the issues and risks involved in the same.
7.  Reviewing and opining on the revenue records relating to the properties.
8.  Co-ordinating  with landowners with respect to any land purchases 9.  Drafting, amending and reviewing agreements relating to funding including shareholders’ agreements, loan agreements, mortgage deeds, joint development agreements, etc.
10. Drafting, review and negotiation of commercial contracts for all internal departments
11. Develop strategies and provide advice to management after going through litigations/case details
12. Briefing outside counsels about the cases and documents to be presented.
13. Ensure legal due diligence during land / property acquisition in particular Title investigation & Local legislation.
14. Highlight legal issues involved in structuring of land / property acquisition and relevant development regulations.
15. Draft and ensure standardisation (to the extent possible) of legal documents such as Title transfer deeds, Agreement of sale, Offer letters, Conveyance documents, Lease Deeds, License Agreements etc.
16. Coordinate with and seek legal opinion, as required, from legal advisors.
17. Represent company at legal negotiations and at courts / tribunals.
18. Keep abreast of and inform management on relevant developments in real estate, such as court ruling or legislative amendments.
19. Should have experience of Litigation and Non Litigation Management.
20. Having knowledge of real estate and court matters.
21. Knowledge of Legal & Compliance issues.
22. Should know drafting of MOUs/Agreements.
23. Should review the legal risks involved in various business deals and share the same with the management.
24. Handle various legal matters and court matters after understanding the clients case.
25. Handle the existing legal cases of the organization and work upon resolving them.
26. To provide legal advice to the management.
27. Required to analyze the risks while signing new business deals.

Professional experience and skills required include:
Should have good knowledge of the title diligence and risks in the title of immovable properties
Should have in-depth knowledge of the Real Estate Laws and Acts.
Must have experience in initiating/ defending/ managing litigation, with a keen aim at solving cases.
Should be able to handle both litigation & non-litigation matters.
Conversant and fluent in the Marathi language.
